Gleeds has been appointed by the CPI Property Group on LightOn, to support the client from the pre-construction stage, from managing the demolition of the scheme’s existing on site, through to supporting the execution phase. Gleeds will support the client with delivering project management, cost management and quality/construction supervision services. The developer, CPI Property Group, is one of the largest commercial real estate investors in Europe and the leader in Warsaw in terms of the amount of office space it owns and manages.

Located on Prosta 69, LightOn was formerly the site of the J. Grimau High Melting-Point Metalworks Polam factory, which specialised in the production of tungsten lightbulb filaments for the lighting industry. It is a noteworthy part of the industrial history of Warsaw’s Wola district. The LightOn office building opens a new chapter in the historical identity of Warsaw’s Wola district. Its name and architecture refer to the industrial heritage of Prosta 69, where technological solutions are flawlessly combined with user-friendly infrastructure and a mixed-use environment, creating a space that supports work, living, and leisure.
The LightOn office building is being built directly next to the entrance to the Rondo Daszyńskiego M2 metro station, making the building fully accessible. It is surrounded by some of the city’s main arterial roads, with access to an extensive range of travel options including the metro, and cycle paths. Located near to Warsaw city centre, commuting to Warsaw Chopin Airport takes about 30 minutes, and ts neighbourhood provides a full range of services and amenities.

LightOn’s building is designed to meet international certification standards including, WiredScore at Platinum level, SmartScore Gold level, BREEAM Outstanding and Obiekt bez barier certificate (a certificate confirming accessibility for people with disabilities).Using energy from renewable sources with a guarantee of origin, it will be equipped with a photovoltaic installation, water-saving fixtures, sanitary devices and a variety of other sustainable and user-friendly solutions. Encouraging users to commute to their work sustainably, it will be equipped with electric car charging stations, infrastructure for cyclists with showers, lockers and a repair station.
