Our regeneration team makes a significant contribution to cities and their economies, helping to provide new housing and office space, improving outcomes for communities, and generating income that can be used to optimise services.
We have three specialist capabilities:
Refresh – upgrading town centres through reconfiguring assets including residential units, shopping centres and offices, and building new attractions such as cinemas.
Remodel – converting existing structures to introduce new uses, a process which often involves demolition and rebuilding.
Regeneration – large-scale town and city centre renewal, through creating exciting new additions to residential, business and leisure quarters.
Many of the projects we undertake involve mixed-use developments, encompassing homes across a range of tenures, as well as industrial, retail and community spaces.
We provide the necessary inputs to assess the viability of a scheme, helping to identify a suitable and cost-effective site, and responding to its unique potential and constraints to maximise the eventual built form. Taking into account factors such as transport links, accessibility, and the ability to achieve an excellent BREEAM rating, we advise on the best way to maximise investment, and produce a deliverable masterplan.
Once a development is underway, we provide cost and project management support, from design and procurement through to delivery.
An interface with stakeholders
Developments of this nature often involve a significant proportion of public realm works. Complexity is compounded when an existing site is under multiple land ownerships.
Gleeds acts as the interface between the client and relevant services, and handle the management of the numerous stakeholders involved. We collaborate with local councils, private-sector investors, and property companies, as well as neighbouring occupiers.
