Delivering the prestigious Brigade Tech Gardens project, a shining example of modern commercial spaces in Bengaluru.

Brigade Tech Gardens, a joint venture between Brigade Enterprises and GIC Singapore, spans 4.38m sqf. The development is located in Brookefield, a high-end locality situated in the eastern part of Bengaluru. It is a developed residential and commercial neighbourhood in the city connected by the HAL Old Airport Road, Kundalahalli Main Road and the ITPL Main Road.
Brookefield is emerging as a leading IT and commercial hub of the city and has witnessed the emergence of office spaces for rent.

Deeply oriented towards sustainability, the development boasts LEED Platinum pre-certification for SEZ and Non-SEZ areas. The efficient use of natural light helps occupants feel connected to both their work and to the natural world. Solar rooftop gardens, together with dedicated green wall and lush vegetation, provide attractive gathering spaces on top of each office tower.

Located in the midst of IT hubs in ORR and Whitefield, the development encompasses a fluidic architecture with scientifically designed spaces to allow seamless movement. Each block has a central atrium - an oval shaped structure which brings in optimum daylight. The central spine serves as a nerve centre, from the arrival zone at one end to the Amphitheatre at the other.

Featuring Grade A specifications, the development includes premium amenities such as food courts, cafeterias, a 500-seater convention centre and parking for over 2,000 cars. It is also equipped with luxurious facilities such as a health club, gymnasium, a retail plaza, swimming pool, creche and even serviced apartments by Novotel. Beautiful walkways adorn the campus as well as a breakout area carefully constructed around a 100-year-old Banyan tree that allows people to unwind and network.

Gleeds provided comprehensive cost management and quantity surveying services, adhering to budgetary constraints and project timelines. Amidst challenges posed by the pandemic, Gleeds offered strategic solutions, retaining project continuity and performing well against the client’s delivery targets.

The challenge

The client faced significant disruptions due to the COVID-19 pandemic which threatened project timelines and completion. Maintaining project momentum amidst lockdowns and restrictions was key to achieving timely delivery.

To mitigate the impact of the pandemic, Gleeds implemented proactive measures, including incentives for workmen and streamlined certification processes. These strategies kept the project successfully on track and minimised delays.

The solutions

We implemented mitigated disruptions effectively enabling the project to be completed on time and to the client’s satisfaction. Our proactive approach earned appreciation from the client and garnered an award for successful project delivery.

Overcoming challenges posed by the COVID-19 pandemic, Gleeds delivered the project seamlessly, earning accolades for successful completion and satisfying the client’s requirements.

The future

Having successfully completed the project, Gleeds strengthened its relationship with the client. This led to us securing two further projects for the same client, reflecting their continued confidence in Gleeds' capabilities and paving the way for future collaborations in the region.
