Situated along Deptford Creek on the Greenwich riverside, a new development featuring a 31-storey tower housing over 900 apartments is being brought forward. The project will also include 650 metres of river frontage, providing a public space for the local community to eat and drink.
Deptford Creekside, located adjacent to Deptford DLR station, will feature an open and publicly accessible section of the creek, enhancing the local area.
RER London has proposed a scheme comprising over 900 new homes in a 31-storey residential tower, alongside commercial spaces, a public square and enhanced access to Deptford Creek. The project spans both the Lewisham and Greenwich boroughs and the development seeks to regenerate this waterfront area, opening up a previously inaccessible location to the public.
The scheme is set to help address the significant housing shortfall in the area, and a planning application has recently been submitted.
On the Lewisham side of the creek, four blocks are proposed. These will include a 31-storey tower facing Deptford Broadway, an adjacent 11-storey building, and two further blocks of 16 and 18 on a peninsula, providing a total of 597 homes. On the Greenwich side, three blocks are planned, one of 25 and two of 11 storeys, facing the creek and totalling 306 homes. The ground floor space will be activated with a mixture of education, retail and F&B space.
The historic Mumford’s Mill, converted into residential units some years ago, will benefit from the addition of a new public square beneath it, designed for the local community to enjoy. This represents a significant opportunity to bring much-needed housing and vibrant public spaces to the area, creating a new destination adjacent to the DLR station.
Gleeds has worked in partnership with RER London since they were founded some 15 years ago and developed a strong relationship over that time, delivering a number of projects including the former Surrey County Hall, East Riverside, Richmond Square, Asda-Crossharbour District Centre and 33 Greycoat Street.
Lewisham College’s main campus on Lewisham Way has undergone improvement works, enabling previously unused parts of the site to accommodate the students and courses that were formerly based in Deptford. As a result, all Lewisham College students are now based at the main campus, allowing the college to deliver a more cohesive and enhanced experience for all learners. The now-vacant Deptford site presents a significant opportunity for redevelopment.
Both borough councils are under considerable pressure to deliver new housing. Given the nature of this windfall site, it is hoped that this will encourage support to expedite the approval process.
