Delivering project management and cost control services to revive a national cultural monument and historic former spinning mill in Bratislava.
Pradiareň 1900 underwent a complete transformation from 2018 to 2020. The work sought to revive the building’s main four-story hall building and adjoining former power plant structure, Silocentrála.
The team behind the restoration, YIT Slovakia, intended for the spinning mill to have an administrative function whilst incorporating commercial and service spaces. Silocentrála, on the other hand, was being built as a multifunctional hall, providing a flexible space for various uses. The developers also chose to include 224 parking spaces, some of which were equipped with charging stations for electric vehicles.
Restoration projects within historical buildings are always a challenge, especially from a preservation perspective. Our team was brought in to deliver project management and cost control, as well as to provide technical supervision and construction oversight.
The historic nature of Pradiareň 1900 demanded strict attention to detail and adherence to preservation guidelines. This was made more complex by the client’s aim of achieving BREEAM certification, a sustainability benchmark.
Our team was called upon during a transitionary period involving the replacement of the design team. We understood from the outset that the project’s successful completion hinged on rigorous oversight, watertight cost control measures and close collaboration between specialists, site operatives and stakeholders.
We focussed heavily on building robust communication channels between all parties. With so many obstacles, and the already challenging nature of the building itself, it was crucial that everyone involved in the project was aware of project management decisions.
Our consultants also made sure changes made by the client were acknowledged whilst enforcing BREEAM compliance measures. To facilitate this and streamline decision-making, we developed an online software designed to manage design modifications. The software enabled all stakeholders to easily keep track of revisions and provided greater optics on spend and schedule, minimising the risk of overruns in several areas.
Our team guided Pradiareň 1900 towards achieving the prestigious BREEAM Outstanding certification - a distinction held by less than 1% of buildings globally. Decisions such as restoring original building elements, rather than purchasing new ones, were crucial for the circular economy approach that made this possible.
Our team's laser focus on the end user throughout project management decisions helped the building achieve a staggering 90% score in the BREEAM category that evaluates acoustics, daylight and indoor air quality.
Energy efficiency is equally impressive, garnering 96% within the BREEAM energy assessment. These exceptional results are further validated by the project's recognition in the prestigious CIJ Awards 2021 for Best Office Development and The I.CON.A 2022 Industrial Conversion Award for best conversion in Slovakia.
Supporting their continued growth, YIT Slovakia went on to engage in Zwirn, a project which aims to build a residential complex with 202 apartments, 65 suites and 488 underground parking spaces.
