The tallest tower of the Towarowa22 superblock

Rising near Rondo Daszyńskiego, AFI Tower is set to become one of the most unique additions to Warsaw’s rapidly evolving central business district. As the tallest element of the Towarowa22 superblock, developed by AFI in partnership with Echo Investment and Archicom, the project reflects both architectural ambition and a strong focus on sustainability.

The 150-metre tower will offer over 50,000 sqm of modern office space across 40 floors, with completion scheduled for the second half of 2028. Its form, defined by distinctive setbacks, resembles two adjacent stacks of books, a deliberate reference to the site’s heritage linked to the Dom Słowa Polskiego printing works. This symbolic gesture connects the new development with the historic identity of the area, while introducing a bold, contemporary skyline feature.

AFI Tower stands out as the only office high-rise in Poland designed with terraces for nearly every tenant. These outdoor spaces, combined with a 1,200 sqm sky garden located on the 23rd floor, will offer users access to greenery and panoramic city views, supporting wellbeing and everyday comfort. At ground level, the development integrates landscaped public space with trees and shrubs, contributing to a greener and more accessible urban environment. In total, the Towarowa22 superblock will deliver approximately two hectares of green areas, helping mitigate the urban heat island effect and activate the surrounding streetscape.

The construction of the tower uses advanced underground works using a top-down method. This approach involves constructing successive floor slabs while excavating deeper levels, ultimately enabling the delivery of five underground storeys, housing parking and technical infrastructure. The process ensures both structural stability and efficient use of the constrained urban site.

Sustainability is at the core of the project’s approach. AFI Tower is being developed with low-emission solutions and a strong focus on resource efficiency during construction. Once completed, the building will be powered by renewable energy and designed to significantly reduce operational energy consumption. Notably, excess heat generated by the air conditioning system will be returned to the municipal network, supporting the heating needs of residential buildings.

This project is targeting top-tier certifications, including BREEAM Outstanding, WELL Health & Safety, WiredScore Platinum and SmartScore, confirming its advanced environmental and technological performance.
