Creating a sustainable, functional office space with outstanding green credentials.
Towarowa22 is a mixed-use complex located in Warsaw, Poland. Covering more than 6.5 hectares of urban fabric, the site was historically occupied by a printing plant with associated facilities. The area is being transformed into a modern, user-friendly complex divided into eight office, residential and retail zones. At its heart will be a city park that mirrors the footprint of the former printing house.
Office House will offer 31,000 sqm of office and retail-gastronomic space. A 7.5-metre-high lobby will lead into an interior developed using wood, glass, and white architectural concrete, featuring elegant columns and spiral staircases. On the roof, one tenant will enjoy the use of a 200 sqm terrace. The main building will be connected to a two-storey pavilion with greenery.
Eco-friendly design is at the core of Towarowa22. Office House incorporates distinctive ‘green’ elements, including two conservatories at the entrances, greenery-filled loggias on each floor, and rooftop gardens. Sixty trees will be planted around the building.
Office House will be powered by renewable energy, including some generated on-site, such as by photovoltaic panels. It will have a three-layer glass facade that will preserve an optimal temperature inside the building at all times of the year, reducing energy consumption for cooling or heating.
Gleeds is providing quality and construction supervision and cost management services, Gleeds is ensuring the work on Office House is carried out efficiently and to a set standard.
With the support of Gleeds’ BREEAM certification coordination team, the building is on track to achieve the BREEAM certificate at the highest ‘Outstanding’ level. The project will also seek to obtain the WELL certificate, as well as the WiredScore and SmartScore certificates.
Towarowa22 will breathe new life into an area of Warsaw whose potential hasn’t been fully used for years. The mixed-use development Gleeds is helping to create will enhance life for the local community as well as for tenants and visitors, with public space and sustainability features that improve the environment. For instance, the greenery that forms such an integral part of the plans for Office House will reduce the ‘urban heat island’ effect by cooling the surrounding area in the summer.
