Reshaping Bratislava’s Skyline: Creating a bustling urban hub along the banks of the river Danube

Overcoming the challenges of a global pandemic, Gleeds played a key role in transforming part of the Eurovea City, a landmark development offering a mix of entertainment, residential, retail and administrative spaces.

Eurovea 2 is an integral part of the Eurovea City project, situated on the river Danube in Bratislava. It encompasses a vibrant mix of residences, shops, public spaces, and the iconic Eurovea Tower, Slovakia's first residential skyscraper standing 46 storeys and 168 metres in height. The development has transformed into a bustling urban hub, set amidst parks, squares, and sports areas.

Characterised by its unique architecture, the expansion of Eurovea is one of the city’s largest development projects. The building design points to modernity and innovation (by GFI architects) while the public spaces, designed by architect and urban planner Beth Galí, focusses on a harmonious mix of indoor and outdoor areas. The shopping centre organically shaped glass roof with its eye-catching triangular glass elements was inspired by the Danube.
Gleeds provided essential project management, cost management, technical supervision, and coordination services to ensure the successful realisation of Eurovea 2. This included managing client changes, tenant coordination, and overseeing fit-out works.

Completed in August 2023, the project faced various challenges. These included material and workforce delays during the COVID-19 crisis, escalating energy costs due to geopolitical events, and increased construction costs amidst economic uncertainties. Additionally, the project had to contend with the shift towards online shopping, impacting tenant interest in retail spaces.

Gleeds navigated these challenges by maintaining supplier contracts, negotiating compromises, and closely monitoring works to ensure adherence to quality and deadlines. Despite delays, the project successfully delivered all contracted elements, with completion staggered across different phases.

Despite the adversities faced, Eurovea 2 achieved remarkable success, garnering recognition at the CIJ Awards 2023 for its overall development, residential offerings, and project of the year. Additionally, JTRE received the award for Mixed-Use Development of the Year at the CEEQA 2024 for the Eurovea 2 project. The completion of Eurovea Tower, along with the expansion of retail and administrative spaces, underscores the project's significance and impact.

Sustainability is another important aspect of this project. Eurovea and its expansion are part of the transformation of a former industrial area which supports the 15-minute city concept. With its popular green promenade, Eurovea also incorporates the Danube into the life of the city and its residents.

Eurovea 2 sets the stage for future expansions and follow-up projects, with ongoing construction of the Ganz House—a multifunctional complex comprising residential and office spaces.

Combining mixed functions with attractive public spaces has made Eurovea one of Bratislava’s liveliest go-to destinations, and we aimed to build on that atmosphere. Our vision was to create a high-quality urban space in this fast-growing part of the city – with numerous leisure opportunities and free-time activities. This vision is becoming a reality and Eurovea City is already brimming with life.

Even the largest building is made up of countless little things that must be done in the right order. I am glad that we are doing it well and that we have reached the final height of the first Slovak skyscraper. There are only a million more little things left to complete the project to the expected construction level.
