40 Leadenhall is one of the most ambitious commercial developments ever approved in the City of London. Situated in the heart of the City's insurance district, this landmark project offers over 900,000sqft of premium office space, accommodating up to 10,000 professionals. Featuring best-in-class amenities, including restaurants, bars, a fitness centre, a wellness suite, a clubhouse and dedicated event spaces, 40 Leadenhall sets a new benchmark for modern workspaces.
Demolition began in 2019, and the base build was completed in 2024, with final fitouts continuing through 2025 to ensure a phased, strategic approach to tenant occupancy. The site features two distinctive towers, 14 and 34 storeys respectively, offering world-class office accommodation. A key feature of the development is the careful restoration and seamless integration of the Grade II listed 19-21 Billiter Street building, originally constructed in 1865, into the overall scheme.
The project is now being widely recognised, having recently been named as the Best Commercial Workplace at the BCO Regional London Awards 2025. Overall, 40 Leadenhall stands as a testament to innovation in commercial office development, blending heritage with state-of-the-art design to create a future-proof workplace.
