Sustainable design meets modern business needs: a look at Katowice's ground-breaking new office complex

Appointed by the Investor – TDJ Estate, providing project, cost and quality management throughout the construction lifecycle, Gleeds Polska team was instrumental in .KTW II’s success.

Replacing the former State Railway Directorate site, .KTW II is a premier office destination in Katowice and the second addition to the .KTW complex by TDJ Estate. Connected to its counterpart .KTW I, and sharing an underground car park, .KTW II is both impressively large and thoughtfully designed.

The building, envisioned by Medusa Group, features contemporary office spaces and retail units alongside technologically advanced installations and amenities. Environmental sustainability was a big driver for the project, emphasised by the project's BREEAM certification. 

The Gleeds Polska team managed and supervised the project’s implementation. The sheer scale of a development like .KTW II presents logistical hurdles and the location, in Katowice's bustling city centre, further amplified these challenges:

  • Limited space: the centre of Katowice is dense and this building is significant in size. Project control measures and planning had to be watertight to ensure smooth construction flow. Gleeds Polska team had to closely consider footprint, equipment movement and access.
  • Suez Canal blockage: the project's timeline was at risk because of the blockage of the Suez Canal, causing delays in the delivery of lifts components. However, we tackled this issue by reorganising the schedule and adjusting the sequence of works.

To overcome space limitations, Gleeds Polska team together with our client, TDJ Estate, had to plan strategically, throughout the project’s lifecycle. This included scheduling just-in-time material deliveries to reduce congestion and maintain harmony between site teams and operatives. Despite these obstacles, the team’s commitment to planning and quality control ensured the project's success.

Standing as Katowice’s tallest structure, the building was considered a resounding success. Modern systems and installations were implemented in the office building in accordance with the WELL Health-Safety Rating standards. The A-class offices achieved outstanding environmental credentials in the form of BREEAM Excellent certification. This recognition highlights the development's commitment to sustainable design and construction.

All activities taken at the construction site complied with the highest safety standards, as evidenced by the “Build Safely” statuette awarded to .KTW II by the National Labour Inspectorate.

Beyond these credentials, .KTW II pushes the boundaries of what commercial space can be and will, undoubtedly, serve as a catalyst for exciting future developments in the area.

KTW II is another shining example of Gleeds’ project management prowess. Our Gleeds Polska team has been doing fantastic work in Eastern Europe over several years.
